Executive Director of Real Estate Development

The Executive Director of Real Estate Development will be responsible for leadership and oversight of a mixed-use development real estate venture referred to as Campus Pointe, including without limitation to ground leases, partnerships, sales, dispositions and acquisitions.

Campus Pointe will be located on approximately 88 acres of land owned by the University in College Station, Texas. The development may include retail and entertainment space, commercial office space, housing, a convention/conference center and a hotel with condominiums. Award of contract to the lead developer is anticipated for November 2007.

The University is also considering the purchase of additional property contiguous to its property. The Executive Director of Real Estate Development will be responsible for managing the evaluation and potential purchase of this additional property.

The position requires a broad institutional perspective, driven by an entrepreneurial approach, combined with finance, marketing, strategic planning and facilities master planning skills, as necessary to facilitate the mixed-use development. The position ensures that all real property transactions are completed in an effective and timely manner for the benefit of the University.

The position reports directly to the Associate Vice President and Chief of Staff in the Office of the Senior Vice President and Chief Financial Officer. The position will receive guidance from and serve as lead staff for the Campus Pointe Task Force (comprised of members of the Texas A&M University System Board of Regents and university administrators). The position will also interface with the Board of Regents (which has ultimate authority to approve the agreement with the selected lead developer for the project) and the Office of the President.

Responsibilities:

* Oversees the development, implementation and evaluation for a mixed-use development venture including management of the Request for Proposals process.
* Works with the Campus Pointe Task Force in the selection of a lead developer for the project.
* Ensures the optimal management and implementation of the prospective real estate venture for the University.
* Manages and coordinates acquisitions, site assembly and dispositions in furtherance of the real estate development project.
* Responsible for providing broad-based technical, qualitative and analytical assessment for planning, evaluating, implementing and expediting the real estate venture of the University in compliance with internal approvals and governance policies.
* Ensures compliance with regulations and implementation of Board of Regents’ policies related to the real estate venture and proposes revisions where necessary.
* Serves as liaison on issues related to the real estate venture among the various administrative units of the university and within the Division of Finance and System Real Estate Office.
* Holds primary responsibility for relationship management with all partners, including developers, architects, management companies, attorneys and city administrators.
* Negotiates documents related to real estate development deal.
* Communicates orally and in writing with all parties, including regulatory officials, funding agencies and other governmental entities regarding issues related to the development process.
* Performs project site inspections and / or visits as needed.
* Performs other related duties as required.

Salary:
$110,000 to $125,000 per year (may be negotiable based on qualifications and experience)

Qualifications:

* Bachelor’s degree in business or related area with a minimum of 10 years experience in real estate management, real estate development, real estate transactions, and/or financial planning for real estate and a minimum of 5 years of extensive commercial real estate transactional experience involving public and private partnerships.
* A Master’s degree or better in a relevant field such as real estate, finance or law is preferred.
* Wide-ranging knowledge of complex real estate transactions, tax-exempt revenue bond financing, major facility design and associated legal contracts.
* Must work well under pressure, meet multiple and sometimes competing deadlines and demonstrate cooperative behavior with colleagues, supervisors, direct reports and third parties.
* Thorough knowledge of computer applications including databases and spreadsheets is also required.
* Excellent leadership and supervisory skills.
* Effective writing and public speaking abilities.
* Appropriate registrations, licenses and memberships are preferred.
